Lots of New Homes Coming to West Columbia in 2022

If you’re looking for a new home in the new year, there are some opportunities coming to West Columbia. 

Construction on the Stillwater neighborhood is about halfway finished. Stillwater is off of  U.S. 1 (Augusta Road) behind Hobby Lobby. It consists of 120 single-family attached homes of more than 1,300 square feet. The three-bedroom and two-and-a-half-bath homes are being built by Great Southern Homes.

Site work has begun on almost 200 single-family Mungo Homes off of Methodist Park Road on property behind the Carolina Pottery Plaza, across from Lowe’s, on Augusta Road. The property is bordered to the north by the Pineview Baseball Complex. The name of that development is Pine Crest.

“Crews are out there now installing the infrastructure,” said BJ Untahnk, the City of West Columbia’s economic development director. “They are putting in the stormwater drainage pipes and the roads. You can anticipate a lot more activity, and construction of the homes, in the new year.” 

St. Anns Alley is an urban community of 34 single-family homes of 1,100 square feet or more in an area bounded by Center, Spring, Herman and Augusta streets in West Columbia’s River District.

Completion of the last 11 homes of St. Ann’s Alley is expected in 2022. 

West Columbia City Councilman David Moye said St. Anns Alley is built in the mold of West Columbia’s original layout.

“The St. Anns Alley development follows the traditional pattern of the streets in that district,” Moye said. “The historical street grid was filled with alleys and that is the most efficient way to use space.” 

Moye also said St. Anns Alley has resulted in the maximum return in regard to property value. 

“One acre in St. Anns Alley, based on sales prices, has a higher value than one acre of land in the riverfront community of Congaree Park,” he reported.

Also in West Columbia, Brookland developer Estates and Companies has broken ground on 4West. It will feature 52 new apartment-style residences at State and Meeting streets. The complex will include one-and-two-bedroom studio units. The anticipated completion date for 4West is October 2022.
