29 acres may be added to Lexington town limits for new car dealership

Almost 30 acres near downtown Lexington may soon be home to a new car dealership.

Lexington Town Council received a request to annex 29.31 acres near the intersection of Highway 378 and West Main Street into town limits, and it passed first reading on April 6. Satcher Properties LLC plans to build a car dealership at the location, along with a commercial space on the site.

Satcher Properties LLC submitted its annexation request following the March 18 Planning Commission meeting, where the commission recommended zoning the property as general commercial. The designation classifies Highway 378 and West Main Street as arterial roads — major roadways that facilitate large volumes of traffic in urban areas.

According to documents submitted to the town council, Satcher Properties LLC has entered into an agreement with Peter Boulware to bring what could be a Toyota dealership to the property. If approved, it would be the first Toyota dealership within the town limits and Boulware’s second in the area. The other is in the West Columbia area.

While the developer has outlined future plans for the property, no construction date has been announced as the project awaits final approval.

Town Councilman Gavin Smith said development of the property would require a traffic review, noting the area is already congested. Through the town’s Traffic Improvement Plan, Smith said the developer will be required to make substantial traffic improvements at the intersections of Highway 378, U.S. Highway 1 and Gibson Road.

“We welcome new businesses to the community with open arms,” Smith said. “However, we balance that with ensuring developers are paying their fair share of the burden they place on our infrastructure. This is another way Lexington is leading the way by making sure developers complete the required traffic improvements.”

The second reading for the rezoning and annexation request will likely take place at the next Lexington Town Council meeting on May 4.
