Project near CAE in Lexington County to bring new industrial building, plus another in 2026

Magnus Development Partners has broken ground on Gateway 4, a 120,000-square-foot speculative industrial building in Lexington County.  

The project site, at 803 Park, sits adjacent to the Columbia Metropolitan Airport as well as the UPS regional air and ground hubs, FedEx Freight and a Norfolk Southern transload rail terminal. It is one mile from Interstate 26 and less than two hours from the Port of Charleston. 

According to a news release, Gateway 4's construction follows those of Gateway 1 and Gateway 3, both 252,720-square-foot facilities that are now fully leased. Magnus Development Partners plans to break ground on the park’s fourth and final building in 2026. 

“Magnus is excited to break ground on our third building at 803 Park,” Magnus partner Bill Owen said in the release, thanking Columbia Metropolitan Airport for its partnership. “The continued momentum and growth across the Columbia market is energizing as we continue development in Lexington County and across the Midlands. With construction underway on Gateway 4, we’re prepared to get to work on Gateway 2, as we are seeing strong demand and expect to lease up quickly.”
