I’m writing to express my concerns about a proposed development of 120 residential housing units on Johns Creek Road between Wessinger Road and Mallard Drive.

Mungo, Eastwood, Horton and others already have built hundreds of homes within 5 miles of this proposed development with hundreds more to be built.

Johns Creek Road is a quiet, narrow rural road which until recently wasn’t paved. This proposed development of 120 houses would conservatively add 300 more cars to a road already crumbling. As a visual example of what this would mean, I drove along the road today and found that it is about 3,100’ long. At an average vehicle length of 14 feet, 300 cars bumper to bumper would take up the length of Johns Creek Road.

Traffic on Mallard Drive, Johns Creek, Wessinger Road, Old Lexington, 176 and 76 to I-26 and I-20 would be significantly impacted. This will be a public safety problem in a county that is already one the states deadliest in terms of traffic accidents.

The proposed subdivision would be built with houses 10 feet apart. A fire in any one house would spread quickly since it is served only by a volunteer fire station.

The schools are already overburdened with enrollment freezes in the elementary schools. Parents must drive farther to find open enrollment, increasing traffic.

Residents petitioned Lexington County Council in January 2020 for rezoning to end uncontrolled growth. Unrestrained growth that destroys the community is not what made our county a great place to live. This assault on our community has to stop.

The developer wants Town of Chapin water and sewer service. I hope they will consider these factors and refuse them.

I hope the Chapin and Lexington County councils will protect our community.
